Active Adult Communities In Colorado – Located northeast of Fort Collins, Colorado, this age-restricted, gated, active-adult community raises many questions. The land lease concept, while well known in retirement areas like Arizona and Florida, is relatively new in this area, and thus it is not well understood.
Homeowners at Sunflower own the structure, but not the subsoil. The land is leased from the ownership of the Sunflower community. Instead of HOA fees, the ground lease covers items common to HOA fees such as lawn mowing, community programs, and use of well-appointed clubhouses.

Homes in Sunflower have low maintenance landscaping and vinyl siding, reducing the amount of time residents have to spend on exterior home and yard maintenance. This allows some residents to lock in and leave for seasonal or long-term trips.

Community is a big part of living in Sunflower. Subdivisions are divided into several “neighborhoods” that transform the decor of the club and the planning and placement of activities. Lifelong friendships develop in these neighborhoods, and neighbors are there for each other.
The club is the central gathering place of the community. Residents can be found most evenings playing cards or billiards here. Different groups meet here throughout the week, too. Residents can book the club and use the kitchen and facilities for family or other gatherings that may not fit in their home. Club facilities include large and smaller meeting rooms, dance floor, kitchen, library with internet station, equipped gym, billiard room, patio with barbecue grill, hot tub, pickle ball court, alley shuffleboard, and pitch and putt golf area, among others. For an additional cost, residents may store RVs and other items such as boats and trucks in the storage area. This option is based on availability.
Bulk rent for all new leases starting at $785 per month starting May 1, 2019. Additional community fees include community manager fees, property taxes, insurance, and optional snow removal. These fees, along with sewer and storm water fees total approximately $144.71 as of May 2019. Water and sewer are provided by an independent supplier, but are collected through Sunflower and are not included in the rent. Additional utilities such as electricity, telephone, cable, and natural gas are independently contracted by the homeowner. A new lease is signed when someone buys a new home. Most rents are subject to annual increases.
To buy and live in the community, the residents of a house must be at least 55 years old, and no one under the age of 18 may live in the house, although grandchildren may visit for several days. As part of the purchase process, and the age certificate is completed and confirmed.

The house is modular in construction, with a permanent garage built in place after the house is set. Throughout the development of the community, there have been two different phases of construction. Pre-mid 2004 saw homes being built with sticks and joists (HUD standards), while homes built after mid-2004 were built on permanent concrete foundations (IRC standards). Newer homes on concrete foundations often fetch premium prices because they are easier to resell.
As of May, 2019 Wells Fargo can lend on homes built on concrete foundations and Bank of Colorado can lend on all homes in the neighborhood. We have worked with both the financial side of the neighborhood with good results. Fairway Mortgage recently informed us that they can loan on all Sunflower homes, but we have not yet worked with them on the transaction.
